A closed-end investment fund can become a tool for attracting capital to industrial parks

Felix Blinov noted that today is an excellent moment to attract investment in industrial park projects through collective investment instruments.

"There are currently about 70 trillion rubles in bank deposits. Some experts say that if the key interest rate is lowered, this money will flow into the economy and various markets. However, I do not agree with this view. In my opinion, there is no need to believe that 70 trillion rubles will be withdrawn from deposits and "fly south" like a flock of swans. Investors are quite conservative, and these funds will remain in deposits. But the tens of trillions of rubles of income that investors will receive this year can be invested in other investment instruments. In this case, the investor's first choice is the real estate market, which offers a clear investment strategy, stable, albeit not the highest, returns, and most importantly, capital protection."

Closed-end mutual funds allow private investors to invest in high-quality real estate with a small check. According to statistics, about 15 trillion rubles have been invested in closed-end mutual funds, and 50-60% of these investments are in real estate. The structure of retail closed-end mutual fund assets shows that investors are interested in different segments of real estate. The recent boom has been in warehouse real estate, and street retail is in stable demand. However, the market is constantly looking for new opportunities, which is why data centers and light industrial projects have become part of investors' interests.

"As investment managers, we are looking for such properties and understand which ones we can offer to our investors. We know investors who focus on certain types of real estate and are willing to invest in them," says Felix Blinov. "The market is evolving, and as we are currently discussing with you, we realize that there is a missing piece in this investment pie, which is the industrial parks segment.

On the one hand, according to the speaker, such a late entry into the closed-end fund market will allow industrial park managers to avoid many of the mistakes that are inevitable in the development of any market, but on the other hand, they do not have much time left to enter this market and attract capital to their projects.

"The trend of declining interest rates will continue. Accordingly, investors who were still comfortably "sitting" in deposits at 23% per annum yesterday are now interested in finding other investment instruments that will allow them to earn more. The market is always driven by expectations, and these expectations generate investor interest in at least reinvesting the income earned from bank deposits. If a "gateway" can be opened to allow this capital to flow into the industrial park market, it will happen."

Otherwise, the speaker notes, this capital will go to related markets. An investor will not wait for an opportunity to invest specifically in industrial parks, as there are enough projects on the market that they can invest in and achieve the desired return. However, for industrial park managers, mutual funds are a good opportunity to attract capital for the development of new projects. Therefore, according to the speaker, this opportunity should not be missed.
